We are based in the heart of city centre Liverpool.

We are a small team of ex bankers, lending professionals, business owners and mortgage brokers and individually, we have been providing commercial finance advice to the people of Liverpool for over 30 years.

My name is Sam and along with my colleagues, we have become the ‘goto’ advisers for property developers, landlords, business owners and entrepreneurs in the Merseyside region.

Do you charge upfront fees

No we don’t and we never have done.

This is a risk to us of course because there is no guarantee that after doing a lot of work on a case, particularly on something like bridging finance or development finance where you are at the whim of a valuer, that the case will continue.

That’s a lot of work on our part but that’s something that we have to live with so no, we do not charge upfront fees.
Do you only work in Liverpool?

We are based in Liverpool and all of our team are from here and have spent their careers in and around Liverpool, working in senior roles for the likes of NatWest, Royal Bank of Scotland, Halifax and Bibby to name but a few.

However, whilst our focus is Merseyside (and by default Wirral, Formby, Crosby, Southport, Runcorn, etc), we do work with borrowers all over the country.

Most types of finance can be arranged over the phone, email and via Teams/Zoom calls, so travel isn’t always necessary either.
Can you help me buy a house to live in?

No.

That would be a regulated mortgage and we are not authorised to advise on such matters.

Why are we not authorised? Simple really. Most if not all of our borrowers are businesses, be they small, medium or large and all of the finance we arrange is for investment, cashflow or trading purposes.

There are plenty of regulated mortgage brokers, simply pop into your local estate agent and they will be able to help.

Our focus is on large property deals, usually in excess of £2m, or business finance for example, someone looking to buy a business or raise money for their business.
Where about in Liverpool are you based?
Do you lend your own money?

No. We are a commercial finance broker, not a lender.

This means we are not restricted to one narrow set of products. Our borrowers come to us and tell us what they require and we do the rest.

We prepare your case and source the right lender.

That being said, we do know of 7 different High Net Worth (HNW) individuals who lend their own money on Liverpool projects. And no, it’s not ‘Monaco Dave’.

Common Finance Questions in Liverpool

Can I get finance even if my business is currently not making a profit?

Yes you absolutely can and this is something we arrange for business owners in Liverpool all the time.

All trading businesses are subject to ‘low’ periods when profit is difficult to make. Maybe in your first year? Maybe after you have spent a huge amount on staffing, goods or large capital expenditure?

Whatever the reason, not making profit will not stop you from getting a loan or finance as we understand how to package a finance application to ensure a bank or lender will approve your loan application.
Is the Liverpool property market different than the rest of the UK?

No but people often think it is.

Because of the yields available on an investment property or HMO, people think that the Liverpool property market is almost like its own micro property market.

It’s not.

Like all property markets, the Liverpool housing market is vulnerable to the same fluctuations as any other region.

The key here is (as always), do your homework first!
Is the application process different in Liverpool?

Nope.

Scousers, be they plastic scousers, woolybacks or similar, are subject to the same credit checks, the same due diligence as every borrower is.

There are no ‘special conditions’ just because you wear the badge of being a scouser. Amazing as that is. And we should know, every one of us in this office is a scouser and proud of it.
